What is AI and How Does it Work in Real Estate?

what is ai in real estate

Artificial Intelligence [AI] is the development of software, computers, and algorithms that can perform human-like tasks. It includes technologies, such as machine learning or ML, natural language processing or NLP, computer vision, and predictive analytics. The term AI is generally broad, containing topics from automation to robotics.

In the context of real estate, AI uses technology, such as machine learning and natural language processing, to analyze data, learn from the data, and make predictions and recommendations based on what it then understands.

Like human intelligence, artificial intelligence naturally gets better over time, especially with the introduction of new data.

Applications of AI in Real Estate

AI-Driven Property Valuation and Pricing

Property valuation has long been a significant part of real estate. Valuation influences both investor’s and consumer’s decisions on buying, selling, and renovating. In the past, property valuations resulted from the manual comparison of recent data on the market. For example, companies like Zillow would grab large amounts of data and make estimations based on that data.

However, today, the emergence of AI has brought innovation and new tools to this process. For this to happen, innovators applied machine learning and other AI technology to provide more accurate property valuation and pricing.

These new AI-driven property valuation and pricing systems use large amounts of data and complex algorithms to provide precise and predictive valuations of home renovations. Instead of simple comparisons, these systems use a large range of variables, including property characteristics, location attributes, historical home values, price trends, neighborhood data, and macroeconomic scales.

Machine learning also plays an important role in these valuation systems. For one, innovators can train models on past data to test how accurate their valuation systems are. To take it a step further, when being trained and evaluated, these predictive valuations can find invisible variables that humans likely would never find, or even know about. These invisible variables enhance AI-driven property valuation systems to wildly accurate valuations and increasingly brilliant pricing recommendations.

Enhanced Property Search with AI Algorithms

Traditionally, searching for a property has been a long, tedious endeavor. However, the emergence of AI algorithms has transformed property searches into a quick and personalized experience. As a result, everyone’s work in the real estate market is more streamlined and efficient.

One of the main reasons the AI-powered property search is winning is its ability to learn from its users. For example, when a buyer uses the system to search for a property, the user, directly and indirectly, sends feedback based on their actions.

This direct feedback can include: filling out a form on the site, rating the recommendations with a thumbs up or down, etc.

Indirect feedback from users potentially includes: sharing a property link, clicking buttons, long page view time on properties, comparing the property with other properties, etc.

Considering all of the feedback from various user behaviors, AI then can evaluate whether the buying experience was positive or negative, efficient or inefficient, and, ultimately, if a property purchase was made. Based on the evaluation, AI can try new tweaks to its recommendation system. While these tweaks can make the model less than ideal in the short term, over time these small tweaks turn into increasingly accurate and aligned recommendations for a large number of buyers.

With personalization, these models can go further with their recommendations. Using data points that a buyer provides, the models can enhance their model based on past user behavior and buyer history in a particular area. For example, if you provide information that you are a family looking for a new home, it will likely provide housing recommendations that worked for another similar family, or families, in the area. Data-driven AI is extremely powerful for personalizing buying experiences for users.

Virtual Property Search with AI Algorithms

Recently, virtual property has emerged, gaining popularity as a smart way to explore real estate properties. AI algorithms enable virtual property search platforms to provide prospective buyers with realistic virtual experiences. These platforms offer buyers an immersive way to navigate the real estate market away from just numbers and stats in online searches.

Using large amounts of data, 3D models, images, videos, and augmented reality (AR), innovative AI will create virtual tours and simulations that provide the feeling of actually being there. Imagine being able to tour an apartment in downtown New York City while sitting on your farmhouse patio in rural Kansas.

The obvious advantage of virtual property search is the ability to save the time and effort of prospective home buyers. Buyers no longer need to physically visit 10 properties when they can cut down their choices by virtually touring properties. Feedback during a virtual property tour can even be utilized back into the enhanced property search discussed prior. More experiences, more feedback, and more data means more happy buyers.

Smart Real Estate Outreach

In the large, hectic and competitive landscape of real estate markets, smart outreach, and sales efforts are extremely important for success. Real estate outreach technology is revolutionizing how agents find and reach out to property leads.

These solutions are game changers for real estate outreach. In the future, investors can expect to see more AI integrations with this technology that will continue to boost the user’s experience.

One of the key benefits of smart real estate outreach is the automation of marketing processes. Tedious, time-consuming tasks like lead generation, lead nurturing, and follow-up communications can be automated so that professionals can use their time for more important aspects of their businesses. For example, DealMachine has a direct marketing automation tool, allowing users to send customized direct mail marketing to property owners with an automated follow-up. Automation systems like these can save a lot of time and stress. Simply send your mail, then put your feet up and relax! You can rest easy knowing potential deals won’t slip through the cracks due to human error.

{% video_player "embed_player" overrideable=False, type='hsvideo2', hide_playlist=True, viral_sharing=False, embed_button=False, autoplay=True, hidden_controls=True, loop=True, muted=True, full_width=False, width='370', height='463', player_id='117320666376', style='' %}

Another key benefit is the large amount of data that’s made available through smart AI scrapers and aggregators. AI algorithms can pull together quality data, classify the data, and store it for when it’s ready for smart reuse.

For instance, DealMachine has a list builder that can automate lead generation with AI-powered smart lists. Our customers can pull leads into a marketing list from our database of over 150 million properties across the United States. In terms of personalization, users can choose from over 70 pre-made filters and 700 data points to fine-tune their exact specifications. Talk about highly targeted leads!

AI-powered real estate outreach is also influenced by generative AI. As the name suggests, this AI generates results for you based on given inputs. For real estate, this could be used to generate hard-to-find contact information.

Likewise, a skip tracing tool gives you a property owner's phone number and email address at the press of a button.

Data quality and time savings ultimately can go hand-in-hand. DealMachine, as mentioned above, believes fast and accurate contact results can make outreach effortless. For example, their introduction of Unlimited Contact Info in late 2023 effectively eliminated the need for skip tracing altogether with the owners' contact info being available instantly in every lead card.

AI-Powered Chatbots and Virtual Assistants

AI-powered agents, chatbots, and agent virtual assistants or agents [VAs] have become a major component of customer service strategy among major businesses across the globe. In the real estate sector, chatbots, agents, and agent VAs are starting to pick up traction. These intelligent agents can now engage with agents and customers, provide assistance based on prompts, and streamline channels for agent communication.

The majority of chatbots and virtual assistants use some kind of NLP and ML to respond to the request of their customers. Usually, the bots are built to answer frequently asked questions. Yet, in other circumstances, they can answer a wide range of information like ChatGPT.

Whatever the case may be, virtual agents in real estate have provided property information, scheduled property tours, provided recommendations to customers, and sometimes even worked on actual paperwork and transactions. The main play here is on the efficiency of operations. If you do not have to schedule a meetup with everyone who goes on your site, you save lots of time — and money.

Another play in recent months has been using chatbots as an intelligent guide to either learn or enhance decision-making. For example, DealMachine’s real estate AI assistant, Alma, is designed to help investors, agents, and operators evaluate deals and make well-informed decisions. From understanding property values to exploring neighborhoods, users can check in with Alma throughout their real estate investment journey. Virtual assistants like Alma can access and analyze large amounts of various real estate data. This could be property listings, market trends, or even client information. Understanding language, these bots can translate complicated trends and information into readable, understandable, and smart insights.

Predictive Analytics for Real Estate Investment

Predictive analytics is powered by complex data analytics and ML algorithms and has proved to be a game changer for real estate investors. These analytics can help real estate companies and real estate investors make data-driven decisions, mitigate risks, and find high-value investment opportunities.

As mentioned above, these computer algorithms use variables, such as property size, location, demographic trends, and macroeconomic scales to generate forecasts on future property value - something every investor definitely needs to know.

Similar to how AI property searches use neural networks’ hidden layers to enhance model performance, predictive analytics can uncover trends not apparent to typical human investors.

Using large datasets and complex statistics, this field can help investors know market movements before they happen and identify trends before they are taken advantage of. Predictive analytics is on the cutting edge of how to find high-growth opportunities in real estate.

However, like any model, AI does not always predict reality. While it is important to utilize predictive tools to understand future market trends from a historical perspective, it is also important to go out and talk with other investors for a real-time perspective on the market. At the end of the day, human expertise is still essential when interpreting and making the final call.

The Future of AI in Real Estate

The future of AI in real estate holds outstanding potential for buyers, sellers, and investors. Artificial intelligence will continue to better the valuation, search, and outreach for properties. Chatbots and NLP-powered tools will bring a wealth of information to the fingertips of real estate investors.

Some have been theorizing about intelligent and autonomous property management systems. Others have been theorizing about the integration of AI and blockchain to streamline secure property transactions.
No matter the future trend of smart tech, with large amounts of data in use, responsible and ethical use of AI will continue to be a large topic of conversation for the future.

It is critical for all in the real estate industry to ensure fair use and accountability with these new tools. By embracing AI, real estate professionals will create new possibilities and transform the ways in which we sell, buy, and manage real estate for many decades to come.
