Fair-housing rules block mortgage advertisers from targeting by age, income, or net worth on Meta. By uploading first-party lists built from DealMachine data (for example about 20,000 people, of whom Meta matched roughly 10,000) he directs spend to precisely the right audience, legally. It is the only way to tell the platform to spend on these people only. The result: ads he can run with confidence, and better return on ad spend.
