Welcome back, guys. Today, we're talking about the fastest way to gain leads in real estate investing, and you're going to want to stick around because we have a free takeaway at the end of this that's going to help you launch your business in 2022.
This may seem like a pretty straightforward answer, but the fastest way to gain leads is by building a list. What I mean by that is filtering through certain criteria in the area you're specifically looking for.
It could be absentee owners, out-of-state owners, equity, things like that. It will then break down and pull a list of all the properties in the area that match that criteria.
A couple of things to consider when you're pulling lists that I wanted to make sure you understood is that everyone can pull these lists.
The more niche the list, the better. It still means that everyone can pull that same exact list and market to those same exact people. This means you're going to need to spend more money on real estate marketing because it's going to take a little bit longer to close that deal.
Or you're going to have to have a more aggressive follow-up process when you're cold calling.
Now there are different ways that you can actually acquire lists of properties. There's one way that gets you the most niche list you can get in investing that you probably have heard of before, called driving for dollars.
Driving for Dollars is where you actually go out and find properties that are distressed. That is a major pain point that isn't found when pulling lists. This does take more time, so it is not the fastest way, but it is an alternative to pulling a list.
If you don't want to spend so much money on marketing. Having this niche list is going to give you the greatest ROI because you're getting that very specific list that no one else has. It's something that you really need to keep in mind when you're starting your business in 2022 and getting ready to ramp up.
Figure out which lead generation method you really want to focus on, knowing that list building is the fastest way to generate those leads.
